Is the roof fan unit included? If not, which one goes with it? Can the cabinet also be placed on castors? If so, which castors?

No, the fan is not included, but this one would fit, for example: https://goo.gl/4EEd5x. I don't think you can just mount rollers without any additional tinkering. But you can hang it on the wall ;-)
