Banana Accounting is suitable for both simple and complex tasks. However, as with any other accounting software, it takes a lot of time to become familiar with all the possibilities and functions of the programme.
Yes, this is possible if you create a separate client for each property. In Banana, the number of clients is not limited.
However, if you only want to keep one accounting client that contains all the properties, this could be done with cost centres. A separate cost centre would have to be entered for each property. Although the number of cost centres is not limited, the accounting becomes somewhat cumbersome with a larger number of properties.
If one sticks to the simpler case: each property is managed as a separate client, one can use an account framework suggested by Banana: "Property with tenants - administrative management" and adapt and extend it if necessary.
No, only a licence key is supplied. You can download and install the software in advance and use it in demo mode for up to 50 bookings. After entering the licence key, nothing more needs to be installed.

No, you can't, Banana is a pure fiancial accounting without accounts payable management etc....
Yes, you can keep any number of accounts that are independent of each other.
They can, but they can't:

I have never done this myself, but apparently it works. When I open the programme it says:

23.10.18 - As of version 9, invoices can be issued with Banana Accounting NEW. The programme includes various invoice models (with and without payment slip (orange ISR and red IS for Switzerland).
The programme can be downloaded from the manufacturer's website as a demo version (full range of functions / max. 70 bookings).
Banana 9 can open and edit files from all previous versions. If a previous version is edited and saved, it is converted to Banana 9.
It is always best to download the demo version from the manufacturer's homepage and then activate it with a licence key...
